Finding A Tenant
Wilmoth Property Services receives a Leasing Fee when we locate a qualified tenant for your property. This amount represents our compensation for the time invested in showing the home and processing the prospective tenant’s application and lease. In addition, this fee will also be applied to our costs for any marketing done for the property. Your tenant may be located through other real estate firms and the Leasing fee will also be used to compensate any cooperating Broker who successfully introduces a tenant and accepted lease.
Screening Prospective Tenants
Finding tenants is not difficult. But, finding "good" tenants is. We conduct a thorough investigation of potential tenants by utilizing the credit bureau, verifying employment and salary, past rental history, bank accounts and corresponding history and by contacting references. Criminal background checks are also performed. Reference checks are also pursued by knowing the right questions to ask in order to gather necessary information about your prospective tenant.
Developing Creative Leases
We can also arrange for creative leases that incorporate your personal real estate goals, such as leases with options to purchase or leases for short or long periods of tenancy.
