Property Management and Leasing Services

Wilmoth Property Services specializes in residential property management and leasing of 1-4 unit properties in the Indianapolis metropolitan market, offering our clients flexibility and the comfort of knowing that their investments are in the hands of a company that has been managing properties since 1991. We are a member of the National Association of Residential Property Managers.

Our objective for your investment properties is to provide all the services necessary to create cash flow as well as maintain and increase value, all while protecting your investment. We can also arrange for creative leases that incorporate your personal real estate goals, such as leases with options to purchase or leases for short or long periods of tenancy. With all of the Wilmoth services, our clients have the power to make a selection of services desired instead of a one-size-fits-all solution.

Solutions and Fee Options

Finding A Tenant

Wilmoth Property Services receives a Leasing Fee when we locate a qualified tenant for your property. This amount represents our compensation for the time invested in showing the home and processing the prospective tenant’s application and lease. In addition, this fee will also be applied to our costs for any marketing done for the property. Your tenant may be located through other real estate firms and the Leasing fee will also be used to compensate any cooperating Broker who successfully introduces a tenant and accepted lease.

Property Management

Wilmoth Property Services receives a percentage of the gross monthly rents collected as the Property Management Fee. We have a range of fees to customize the services to the property and the owner's desires. Often individual clients require specialized services, tailored to the needs of the particular investment property. We work closely with each owner in order to meet those needs.

 

What Do Our Clients Receive?

Maintenance

Complete management of the property is achieved by a professional property management staff and arranged to your specifications. If you do not have a preferred contractor or supplier, we will provide our selection of highly qualified contractors, and our preferred pricing discounts offered by various companies where we do business.

Custom Monthly Reporting

Our clients receive a monthly statement of account which reflects all transactions for the account during that time period. Wilmoth Property Services is happy to pay your mortgage payments, your homeowners insurance, deposit the proceeds in the account of your choice or send the monthly proceeds directly to you. Whatever your financial needs, we will try to accommodate them.

Screening of prospective tenants

Finding tenants is not difficult. But, finding "good" tenants is. We conduct a thorough investigation of potential tenants by utilizing the credit bureau, verifying employment and salary, past rental history, bank accounts and corresponding history and by contacting references. Criminal background checks are also performed. Reference checks are also pursued by knowing the right questions to ask in order to gather necessary information about your prospective tenant..

Tenant Management

We will supervise your rent collections, post notices for those that are late, and coordinate with legal representatives in the eviction process.

Two to three inspections of your property are conducted annually, exterior and interior. A complete report of these inspections is sent for your comments, guidance and direction. Tenants also receive these reports.

Payment of recurring monthly/yearly expenses

One of the greatest benefits of this service is the security of knowing that your bills are being paid on time. We will coordinate all your recurring expenses, i.e. Electric, Cable, Water, Garbage Collection, Loan Payments, Management Fees, etc. The type and number of bills you want paid is completely up to you. Plus, these expenses are tracked in our system to provide an accurate accounting of where your money is going.

Maintenance of common areas, grounds and mechanical items

We have a large base of maintenance and janitorial personnel that can also be utilized. From shoveling snow, mowing lawns and landscaping maintenance, to debris removal or a complete remodel, we can help.

Volume and vendor discounts

Wilmoth Property Services has strong relationships with local vendors. Because of the volume of purchases made, we are able to pass those discounts on to our property owners.
